Reimaging Space
Runway is a retail street village in the vibrant community in Los Angeles called Playa Vista. The client’s vision for the site was to create an eclectic and urban aesthetic to attract a collection of creative tenants. The former site had become outdated and dull. Because of the property’s prime location and surrounding market, TSArchitects was brought on to help guide the design team with the overall aesthetic changes.

ADU Los Angeles City Standard Plan Approved
Los Angeles, California
In partnership with Next Dwelling inc., we have developed 7 Accessory Dwelling Unit packages currently approved by the City of Los Angeles allowing homeowners to begin construction within 1-2 weeks of purchase. We will soon be approved in the following cities: Anaheim, Los Angeles County, Burbank, San Diego, and the entire San Gabriel Valley, with many more to come throughout California.

Build To Suit
Torrance, California
This build-to-suit renovation project consists of converting an 8,000 SF restaurant building into a state-of-the-art regional center to better serve over 17,000 families with developmental disabilities and their families who reside in the South Bay area of Los Angeles.

LBX Big Box Conversion
Long Beach, California
The project will consist of re-imagining the use of an old 33,000 SF big box hardware store into three retail suites, including expanding the existing footprint by 7,000 SF via enclosing the previous outdoor garden area.
